Billiards Room Component
"If you can't discuss business on a golf course, a billiard room is the next best thing. An important factor to consider is having one big (and secluded) enough where you can smoke cigars."
A billiard room is a larger recreation room, suited for gatherings to enjoy a drink in style and also engage in a little bit of friendly competition. These spacious rooms usually came with proper lighting and clearance to play the game, along with a small bar and an adjoining smoking room as well as a ladies' lounge.

Note: Perhaps this can be a special, but it might not be necessary.
Gun Room
A gun room is a secure walk-in vault in which sporting rifles, shotguns, ammunition, and other shooting accessories are kept. They are locked away partly for security, partly as some makes such as Holland & Holland or Whitworth are highly valuable.
Upkeep: TBD pounds / month
Staff: 1 Gamekeeper, 2 guards
Note: I'm not so sure I like this room. It was customary however especially in 'country' estates.
